1. About our service relationship
These terms describe the general conditions that apply when you contact us, request a consultation, approve a proposal, or engage us for residential improvement work. Every project is different, so the final relationship is based on the written proposal, scope of work, selections, pricing, and other project documents provided for your specific property. If a project agreement contains terms that are specific to that project, those provisions will govern the work described in that agreement.
2. Consultations and project planning
Initial conversations, site visits, measurements, design discussions, photographs, and preliminary recommendations are used to understand your goals and develop an appropriate project plan. Information presented during an early consultation is not a promise that a particular design, material, price, or construction method will ultimately be used. The final scope will depend on confirmed measurements, property conditions, selected products, applicable requirements, and the written project documentation approved before work begins.
3. Estimates and scope of work
Estimates are prepared using information reasonably available when they are created. An estimate may change when additional measurements are taken, selections are finalized, suppliers update pricing, or previously concealed conditions become visible. The approved scope identifies the work included in the project. Items that are not specifically included should not be assumed to form part of the contracted services. If additional work becomes necessary or is requested, the change will be discussed with you before proceeding whenever reasonably possible.
4. Client information and decisions
You agree to provide accurate information about your property, project objectives, known restrictions, and other circumstances that may affect the work. Timely decisions are also important for keeping the project moving. You may need to approve finishes, fixtures, layouts, appliances, colors, materials, or other selections before ordering and installation. A delay in providing required information or approval can affect procurement, scheduling, labor coordination, and the expected completion period.
5. Existing conditions and unforeseen work
Renovation work takes place within existing homes where walls, ceilings, floors, cabinets, utilities, framing, and other components may conceal conditions that cannot reasonably be identified during an initial inspection. Discovery of damaged materials, outdated systems, moisture, unsuitable framing, unexpected utility locations, previous alterations, or other conditions may require a revised approach. When this happens, we will explain the issue and, where additional work is required, provide an appropriate change or revised scope for consideration.
6. Materials and product selections
Materials, fixtures, appliances, finishes, and other products are subject to availability and supplier conditions. Products may become unavailable, be discontinued, experience shipping delays, or change in price after a project has been planned. If an approved selection cannot reasonably be obtained, we may discuss comparable alternatives with you. Client-requested upgrades, substitutions, special-order products, or changes after procurement may affect both project pricing and scheduling.
7. Access to the property
Reasonable access to the designated work areas must be available during scheduled working periods. Please inform us about access procedures, alarm systems, pets, building restrictions, parking limitations, utility shutoffs, or other property requirements before work begins. Work areas should be sufficiently clear for personnel and equipment. Personal valuables, fragile belongings, artwork, electronics, documents, and other items that could be affected by construction activity should be removed or appropriately protected before the work starts.
8. Project scheduling
We make reasonable efforts to organize work according to the schedule established for your project. Construction timing can nevertheless be affected by inspections, permits, supplier availability, deliveries, weather, specialty trade coordination, property conditions, client selections, requested modifications, or circumstances outside our reasonable control. For this reason, projected completion dates are planning estimates unless a separate written agreement expressly establishes a guaranteed date. We will make reasonable efforts to communicate significant schedule changes.
9. Changes and additional services
Project requirements can evolve after work has been approved. Requests to modify layouts, finishes, fixtures, materials, room functions, or other project elements may require a written change order or other documented approval. Additional labor, materials, design work, disposal, specialty services, or scheduling adjustments may result in additional charges. We encourage clients to review requested changes carefully before approval because an approved modification may affect other portions of the project sequence.
10. Payments and project administration
Deposits, progress payments, final balances, and payment deadlines are determined by the applicable project documentation. Clients are responsible for satisfying payment obligations according to the agreed schedule. Unpaid balances may affect procurement, scheduling, continuation of work, or other project administration where permitted by the applicable agreement. If you have a question regarding an invoice, milestone, credit, or project charge, please raise it promptly so that the matter can be reviewed without unnecessarily delaying the project.
11. Worksite safety and household activity
Renovation environments may temporarily include tools, equipment, dust, noise, stored materials, unfinished surfaces, temporary barriers, and restricted areas. Household members, guests, and pets should remain away from active work zones and follow reasonable safety instructions. We may limit access to an area when necessary for safe or efficient operations. Clients should also tell us about known hazards or conditions that could affect the safety of workers or others at the property.
12. Workmanship and product warranties
Any workmanship warranty or service commitment provided by us will be governed by the applicable project documentation, including its coverage, duration, exclusions, and claim procedures. Products and manufactured components may carry separate manufacturer warranties. Those warranties are controlled by the applicable manufacturer and may include their own registration, maintenance, usage, and claim requirements. Ordinary wear, misuse, neglect, unauthorized modifications, and damage caused by circumstances outside the original workmanship may not be covered.
13. Third-party providers
A project may involve independent suppliers, manufacturers, installers, delivery companies, inspectors, designers, engineers, specialty trades, or other professionals. Their work may be governed by separate terms, warranties, schedules, and responsibilities. Where their participation is part of the agreed project, we may coordinate their activities as reasonably necessary. Matters controlled solely by an independent provider may remain subject to that provider's own policies and obligations.
14. Website use and content
Our website is provided to help visitors learn about our services and contact our team. Photographs, project examples, descriptions, design ideas, and other content are illustrative and may not represent the exact appearance, dimensions, materials, or outcome of another project. We may update website content, service descriptions, availability, images, or other information without guaranteeing that previously displayed material will remain unchanged. You agree not to misuse website forms, interfere with website operation, or submit intentionally harmful or fraudulent information.
15. Cancellations and project interruptions
If you need to postpone, suspend, or cancel a project, please notify us as soon as reasonably possible. Depending on the project's stage, materials may have been purchased, labor may have been scheduled, custom products may be in production, or preparatory work may already have been completed. Any applicable charges, refunds, credits, outstanding amounts, or rescheduling requirements will be determined according to the applicable project agreement and the circumstances involved.
16. Limitation of responsibility
To the fullest extent permitted by applicable law, responsibilities relating to an individual project are governed by the applicable written agreement. We are not responsible for delays or conditions resulting from circumstances outside our reasonable control, including certain supplier disruptions, severe weather, governmental requirements, inspection delays, utility interruptions, concealed property conditions, or client-requested changes. Nothing in these terms is intended to limit a responsibility that cannot legally be limited or excluded.
17. Resolving concerns
If you have a concern about workmanship, materials, scheduling, communication, billing, or another part of your project, please contact the appropriate project representative promptly. Clear information about the issue can help us investigate and determine the most practical response. We encourage both sides to communicate in good faith and, where appropriate, use the procedures established in the applicable project agreement to resolve project-related disagreements.
18. Updates to these terms
We may revise these Terms & Conditions when our website, services, business practices, or applicable requirements change. Updated terms may be posted on the website with a revised date. Terms contained in an existing written project agreement may continue to govern that project according to the agreement's provisions. Continued use of the website after an update may indicate acceptance of the revised website terms.
